Another door installed

There has been very little progress on the building within the last week. The duplex remodel got extremely involved, dealing with rotten floors and the replacement of same. We’re finally on the downward slope, I expect to be fully complete by 11am tomorrow.

I don’t currently own any rentals, but I have certainly learned a great deal about them recently. The primary lesson I take away from this is that if the tenant is long-term there should be periodic inspections. This really benefits both the landlord and the tenant.

I was able to get another rolling door installed last Sunday.

Rolling Door Milestone

Lately, I am all about milestones. The projects that I am into are just so large that to even feel the barest hint of progress I need to forcibly accomplish a significant task almost daily.

The doors we got for the workshop are the kind that are generally used at mini-storage places. I was able to install the second of the large (6′x7′) doors yesterday and it felt like such a huge deal.

I got them from DBCI and absolutely love them. I scratched them a little bit and the super-rad customer service lady, Marie, told me they would hook me right up with touch up paint. I love nice people and even more I love nice companies!

Difference of a Day #2

I sort of interested myself with the title of the last post. I decided to see exactly what was done in the following day. I took pictures from the four corners of the interior before we started work last Monday then again from the same locations at the end of the day.

So, there’s the real difference a day makes. the crazy thing is, that’s already a week ago. I’ll take a few shots tonight and I think you’ll be blown away by how far we’ve come in just a week.

What a Difference a Day Makes

Well, two days really. In two days we got the entire building wired, and 50% insulated.

That may not sound like a big deal, but there are about 40 outlets, several 3-way switches, 8 overhead lights, 2 overhead outlets, 3 floor outlets, and 2 outdoor GFI outlets.

We used about 600 feet of 14-2 wire, 150′ of 14-3 wire and 100′ of 12-3.

The insulation went well, as well as anything involving insulation ever goes, that is. Oddly enough the R-30 batts in the ceiling were actually the easiest. The guys have a really great scaffold and a pair of 4-foot wide ladders with an extending aluminum deck to span between them.

I’m definitely going to get pictures tomorrow. I started my day at Home Depot around 7:30am and came in for dinner at 9pm. Easy to see how a minor detail like pictures can get missed.

Tomorrow the drywall and wall covering goes on.

Finished Exterior

I wanted to post a few shots of the finished exterior. There’s not much else happening since we’re waiting for the inspection.

Since the rest of the lot is a giant pie of scrap and debris, this is about the best shot I can get of the exterior without including all kinds of garbage. it’s a little bit arty I suppose, but you can get a good sense of what the total package will look like.

We’re planning to go with a grey monochrome paint job. Not really sure when/how that will play out but at least it’s a plan =)

Here’s a shot of the gigantic pile of recycled gym flooring that Jen and I had to hand-load every single stick of in our dress clothes because we had just come from a meeting when we bought it.

You can pretty clearly see that it still has bits of finish on it, including the court lines. We’re not proposing to lay it down in any sort of pattern, just willy-nilly and let it be. The floor was first laid down sometime in the fifties and has a correspondingly massive thickness of varnish/shellac on it.

I’m not real certain I will like what that bit will look like when it’s laid out full-floor, but I’m hopeful.
